We’ve gathered answers to the most common questions from tenants across Oregon, with extra details for Portland residents.

Q: How do I submit a maintenance request?
A: Use the Resident Portal and include photos/video of issue(s).​
Q: What counts as a maintenance emergency?
A: Anything that threatens safety or could cause major damage (fire/smoke, gas smell, active flooding, sewer backup, no heat in cold conditions, electrical burning smell). Call the emergency line right away.​
Q: How quickly are repairs handled?
A: We prioritize by urgency. Emergencies are addressed as quickly as possible; routine items are scheduled based on severity, parts, and vendor availability.​
Q: When is rent due and how do I pay?
A: Your lease lists the due date. Pay through the Resident Portal (card fees may apply).​
Q: What if I’m going to be late on rent?
A: Contact us as soon as possible so we can explain options and what notices may apply under your lease and Oregon law.​
Q: Can I add a roommate or have a long-term guest?
A: Anyone living in the home must be approved in advance. Guest limits are in your lease—ask us before someone stays long-term.​
Q: Can I have a pet?
A: Rules vary by property—check your lease/pet addendum and request approval before bringing a pet home. Service/assistance animals aren’t “pets.”
Q: How do I give notice to move out, and when do I get my deposit statement?
A: Give written notice the way your lease requires (often the portal). We’ll send your deposit statement and any refund as required by Oregon law—provide your forwarding address in writing.
