A: Your Owner Portal gives you 24/7 access to monthly statements, reports, and documents. We also reach out directly when something important comes up, so you’re always in the loop.
Q: How do you handle maintenance?
A: Tenants submit requests through their portal. We troubleshoot first, then assign work to trusted vendors if needed. Emergencies are handled right away, while routine issues are scheduled promptly. For major repairs beyond your approval threshold, we’ll always contact you first.
Q: When do I receive rental income?
A: Rent is collected at the beginning of each month. After funds clear, owner disbursements are processed promptly — typically within the first 10 business days.
Q: How do you handle late rent?
A: We enforce lease terms and follow Oregon law for notices and timelines. We communicate with tenants quickly, apply late fees if applicable, and keep you informed. If legal action ever becomes necessary, we guide the process and coordinate with attorneys as needed.
Q: Do you maintain a reserve fund for expenses?
A: Yes. Most owners keep a small reserve balance in their account (often $250–$500) so routine repairs or small bills can be paid without delay. This balance is reflected in your monthly statement.
Q: How are tenants screened?
A: We follow consistent criteria in line with Oregon and Portland rules, verifying ID, income, rental history, credit, and background. This ensures reliable tenants and compliance with fair housing.

A: Complete our Owner Onboarding Checklist and sign the management agreement. We’ll set up your portal, prepare your property, and take it from there.
