2. Property Assessment

We prepare a comparative market analysis of the local rental market that identifies similar rental properties in order to find a rental rate that will drive potential tenants to the home and maximize your revenue.

A property assessment is also available to provide feedback on the interior and exterior maintenance needs and potential concerns. This assessment is also where we can make recommendations for capital expenditures that will increase revenue and in turn your profits. 

2.Market Analysis & Property Assessment

​Comparative Market Analysis - we provide a report of the local rental market which identifies similar rental properties in order to find a rental rate that will generate interest by potential tenants and maximize your revenue. You will also receive a summary on what esthetic changes that can be made to improve the overall appeal of the property such as using neutral wall colors, replacing carpeting and exterior maintenance.

 

We also provide a Property Assessment & Recommendation Report which starts with a property inspection to note the home's best features and current or potential interior and exterior concerns that includes deferred maintenance and cleaning of mechanical equipment. Additionally, this assessment pick-ups where the aforementioned property aesthetics summary leaves off. We can make recommendations for capital expenditures that will increase your profits such as adding a bathroom, converting a basement into living space or even converting a garage into an ADU. We’ll show what your potential profits are from these investments and others.

Each rental home, whether it’s a single-family house or an apartment within a multiplex has a story to tell. We tell that story through a compelling description of both the home and surrounding neighborhood. Portland’s neighborhoods are rich with amenities such as parks, cafes, restaurants, bike lanes and more. An old adage about real estate’s value is “location, location, location!” and we capture the best of your property’s neighborhood as well as the home's best features.

Of course, no real estate story is complete today without professional photos of the interior and exterior. In some cases, we can show-off neighborhood amenities through photos as well. 

The property listing will appear on popular rental websites.

Prospective renters are able to contact our office electronically or by calling. We respond quickly to written inquiries and schedule showings throughout the week. 

 

Flyers are also available inside the home for prospective renters to take with them.
